Electrical, Mechanical, and Plumbing (EMP) Inspection
An EMP inspection includes Only Electrical, Plumbing and the Mechanical aspects of the home.
The Home Electrical system is checked for:
- properly grounded wiring,
- whether the wiring is connected correctly,
- proper level of electrical service to the home,
- condition of the wiring bringing service to the home,
- whether the electrical system meets code standards or not,
- whether the electrical system is safe.
The Plumbing System is checked to see if:
- it drains properly
- there are any leaks around the fixtures or pipes
- there are leaks under the sinks, or basins
- the hot water tank is leaking
- the hot water tank is installed correctly according to code
- the hot water tank is raised 18 inches above garage floor level
- the hot water heater is vented properly
- fumes in the home (back drafting)
The Heating and Cooling system (mechanical system) is checked to see if:
- the heater and air conditioner are working as intended
- they are installed correctly (according to code)
- they have been serviced or need to be serviced
- there is a gas leak
- the pilot light is lighted and burning ok
- the units are excessively dirty
- the proper venting of the heater
- the condition of the HVAC duct work
- the return air system is functioning as designed
- the return air filter is the proper size and is clean
